General Rules for your safety and well being

Respect others: Quiet time is from 10 PM to 7 AM. People come to enjoy the natural serenity and beauty of the mountains.

Respect the property: No smoking and no pets in the cottage. No illicit drugs, no firearms and no fireworks on the property.

No new outside fire pits. Campfires are allowed only in the existing fire pit when conditions permit. If dry conditions in the area create fire danger no outside fires are permitted; call the Colorado State Forest Service to check on conditions, 539 - 2579.

Do not initial, cut, or otherwise harm live trees. Do not push down dead trees. Please do not pick any wildflowers.

Respect safety: Do not leave any food outside unattended. Be sure to bring inside any fireside snacks, drinks, and utensils. Bears are common, and can be dangerous in the spring and fall before hibernation; do not leave any food, chewing gum or fish in your car at these times. You will be advised if any special conditions exist.

Hardwood Floors: We have new hardwood floors. Please use the slippers by the front door and in the dining room closet. Do not wear any athletic shoes or boots with ribbed bottoms inside, as these may contain small bits of gravel or sand, which will scratch the floors. Do not use any cleaning products on the floors; if a spill should occur wipe it up immediately with a damp rag. Thank you for this special attention.

Kerosene heaters: Kerosene heat is the most efficient and fastest heating source. We generally use the kerosene heater when we arrive and in the morning. A circular kerosene heater should be left in the dining room or living room. This may be moved to either place before you lit it; be sure to use a rug underneath the heater to protect the wood floor. Turn the knob clockwise until it stops. Open the small front door, then lift the circular knob to expose the inside wick. Touch a lit stick match to this wick until it maintains a light. It will take a couple minutes to fully light the entire circular wick. You may turn down the heater by turning the fuel knob counterclockwise. A small amount of smoke and smell is emitted when this heater is turned off. We suggest you carefully carry it outside on the porch before turning it off. Once it has cooled bring the heater back inside to your preferred location. Refill the heater only when it is cool. A can of kerosene and siphon are located on the downstairs stairway platform.

Living room Fireplace: The chimney flue is always kept open. A fire extinguisher and newspapers are located in the cupboard in the right side of the fireplace. A lighter and matches are above on the mantle. On the top rightside of the fireplace door is a lever, which controls the amount of air to the fire. On the lower left side of the fireplace unit is a knob, which controls the electric fan which circulates air around the fireplace and into the room. (Check to see if the electric cord has become unplugged.) More detailed instructions are found in the lamp table drawer. A vent is built into the wall to the second bedroom. This may be turned off in that bedroom. Cool ashes may be collected in the tin waste container; in the winter you may distribute these on the drive, and in the summer please scatter these in the woods away from the cottage.

Electric heat: Each room has its own electric thermostat for baseboard heating. The off/on switch is on the lower left side of each thermostat (up is on, down is off). Electric heat is very expensive in the mountains; please keep the doors shut and electric heat off for rooms not in use.

Fire extinguishers: In the kitchen cupboard to the right of the refrigerator and in the cupboard in the right of the living room fireplace. Buckets for water are under the back porch for the campfire.

Hotwater: If you have four or more people with your group you may wish to turn up the thermostat on the hotwater heater in the basement utility area. A square of insulation in the lower front of the heating unit is removable. Turn the heat indicator to the right (clockwise), just past the middle. Be sure to check that the water does not become too hot.

Please Recycle: There are three containers to the left of the refrigerator; one is for garbage (to take with you when you leave). Another is for burnable trash and the last is for plastic food containers, aluminum and clean glass containers.

When you leave

Please leave the cottage as clean and presentable as when you arrived.
Cleaning products are under the kitchen sink and in the bathroom cupboards.
Do not use any cleaning product on the wood floors; a damp rag will suffice.
Sweep, dust and/or vacuum floors and carpets.
Shake rugs away from the porches.
Clean tables and dust surfaces.
Clean the bathroom.
You may leave last minute dishes in the dishwasher; turn it on to clean before you leave.
If you rented linens, they may be placed in the hamper on the stairs.
Check both inside the house and the surrounding area for any belongings.
Turn off all electric thermostats. (In winter, use the winter guidelines.)
Turn the hotwater heater back to its normal position if you have changed it.
Close all storm windows and fasten windows.
Close all the curtains.
Take all your leftover food home with you.
Take your trash and dispose of it in public trash bins in Salida or Buena Vista.
Outside, return any furniture to its previous location.
Pick up any trash in the area.
Lock all (4) doors.
